FORMER CORPORATE HQ - RETHINK

21001 VAN BORN, TAYLOR MICHIGAN 

Former Ford Tech Center & Masco Corporate HQ is a massive sprawling 18 acre campus and 415,000 sq ft Class AAA office building which went vacant during Covid in 2020. 

​

Today we are breaking it into usable condo units and selling them to owner-users who want to own their space and avoid the renter-trap.

ART AS LIFE

211 Main St, Irvine, Kentucky was a long vacant dry cleaner in a great American downtown without a heart beat. We converted it into The World Famous Holla Holler www.HollaHoller.com music listening room and an Airbnb experience for artists on tour and their fans. We can't tell you more, you have to experience it!

1893 COUNTRY CHURCH

The acoustics of a church are made for musicians to enjoy so we renovated this 1893 country church in Zanesville, Ohio to an Airbnb for touring musicians to practice while on the road. The local government has not approved a septic field since 1893 so it has an outhouse and a beautiful bathroom which doesn't work.

Government is the problem.

RENT TO OWN SINCE 1990s

Dodd Frank Act did not make housing safer or more affordable. That's why we started Aether Financial after exiting the mortgage business in 2012... 2025 was time to do something about this problem. We are back in the mortgage/land contract and rent to own business to help bridge a massive gap in housing affordability.

COVID OFFICE MELTDOWN TO SUCCESS

December 2020, the City of Pontiac was facing bankruptcy over a lawsuit judgement on 430,000 sq ft of vacant office and a 2,600 car derelict parking deck. Every taxpayer in The City would be assessed. Our partners stepped in the mess and cleaned it up. 13 months later we sold to our youngest, most energetic partner. He sold to the County. Win-win-win success for all, especially the citizens of Pontiac, MI.

DUPONT FACTORY FLINT

When Buick City was the largest factory complex in the world, DuPont industrial Campus was the end of the line, where all the Buicks were painted. 

​

Environmental contamination and years of neglect ended when we purchased this 19 acre 6 building complex in 2015. We used phytoremediation to rehabilitate the soil and land, planted trees and renovated the buildings. Today it is fully leased to Fortune 500 tenants and is a trophy asset for our partnership.

THE PAY DIRT PROJECT

Purchased over 1,200 acres in Colorado, Oklahoma, Nevada, Kentucky and Kansas. Much of which was over farmed and non-producing. 

​

Utilizing expertise and regenerative agriculture methods we have sold carbon credits, revitalized the soil health and driven shareholder value(s).

ChrgUS: EV CHARGING FROM NORWAY

We went to Norway to study EV charging, and came back to found ChrgUS in 2021. Today we operate a network of 199 EV stations in 3 US states and growing every month.

MEDICAL OFFICE: SAN ANTONIO TEXAS

NNN Medical Office is office in demand. This well placed, low vacancy market has military medical facilities nearby.

PAWN SHOP INTO BOX GALLERY 

Once a long vacant pawn shop, we turned it into co-working office with an art gallery twist. Finding checks from 1800s in the vault and walls was a treasure hunt. This was the 2nd gallery we developed in Michigan.

SPARROW MEDICAL CENTER

Slated to be torn down, this 8 story office building at the corner of MLK had State Capitol views and a ton of potential.

 

Our team renovated and fully leased this building in less than 18 months, including US Senate Offices and a state of art free health clinic tenants. So proud to have saved this beautiful building.

ON SHORING MILITARY INDUSTRIAL: MIDWEST USA

In Michigan: military steel fabrication. Industrial buildings which were under utilized and underinvested. Treating the asset, instead of Cheating the asset, even in the face of adversity we bought and sold the properties profitably in less than 24 months for a 107% gain.

HISTORIC BANK TOWER

We love beautiful old buildings, this was the 32nd historic renovation and reinventing project we took on in the great state of Michigan. Great partner with vision turned it into the best wedding venue in SE MI.

CONDO CRASH 

From 2002 to 2007 we were an industry leader in condo hotel financing. Serving on more than 30 Homeowner Association Boards as an advisor. In 2008 as the condo world collapsed, we engineered a financial bail out for associations, developers and workouts for lenders. More than 900 condo units were saved. In 2012 we began buying and managing broken condos as rentals. Today, we are returning condos to ownership.

REO: BANK OWNED GOLF COURSE 

63 golf course lots and 6 unfinished condos in Woodfield Golf Community in Grand Blanc, MI was bank owned when we finished the condos and sold the units to owner users via seller financing. When the banks said 'no' we filled the gap. Banks can be unreasonably difficult on real estate loans, we prefer commonsense.

MEAN PEOPLE DON'T LIVE IN YELLOW HOMES.

We've renovated over 100 homes since 1991. Many of them we painted yellow, because statistically 'mean people don't live in yellow homes'.
